Center City and its surrounding neighborhoods are fueling Philadelphia’s housing boom, according to a new report. On Monday, Sept. 14, 2026, the Center City District (CCD) and Central Philadelphia Development Corporation (CPDC) released their 2026 Center City Housing Report. The 34-page report analyzed 18 months of data – between Jan. 1, 2025 and June 30, 2026 – from the Philadelphia Department of Licenses and Inspections on Center City’s role in Philly’s overall housing market. The report focused on eight zip codes that make up the greater Center City area and split those locations into two categories: Core Center City and Extended Center City. According to the CCD, Core Center City is comprised of the four zip codes that make up the high-rise and mixed-use downtown area bounded by Pine Street, Vine Street and the two rivers. Extended Center City, meanwhile, is made up of the two zip codes immediately north of Center City and two zip codes immediately south of the area, the CCD said.
